Understanding RWA

What is
tokenised real estate?

Tokenised real estate means representing a share of a property or a property structure through a token recorded on a blockchain. You buy that fraction, receive a share of the rental income and can resell the token on a secondary market.

The token may represent a share in a US LLC, a trust unit or a claim on a project company. That difference changes your rights, your tax treatment and your ability to exit. That is why you must read the structure before looking at the return.

RWA comes after crowdfunding and fractional investing: more liquid in theory, more technical in practice. It can generate frequent rent, but it adds platform, blockchain, stablecoin and currency risk to an already risky property investment.

Key points before buying

  • A token is not necessarily direct ownership.
  • 24/7 liquidity is theoretical: it depends on a buyer.
  • Platform risk is not theoretical: RealT is in liquidation.

The mechanism

How
tokenisation works?

The platform buys the property, creates a structure and issues tokens. You buy a fraction, receive rent, and can resell. The devil is in the contract.

01

The property is purchased

The platform acquires a building and places it in a dedicated structure: LLC, trust or project company.

02

The property is tokenised

Tokens represent a fraction of the structure. Their rights depend on the contract: ownership, trust or claim.

03

Rent is distributed

Net income is paid in stablecoin or euros, and the token can then be resold on a secondary market.

What you are buying

A token, not the walls.

  • An LLC share, a trust or a claim.
  • The platform manages the purchase, the letting and the distributions.
  • Resale depends on the secondary market and on a buyer.

The RealT case

A pioneer of tokenised real estate, RealT suspended its distributions in February 2026 and then announced its voluntary liquidation in July 2026. It remains in the directory as a cautionary tale but is no longer part of my selection. Real-estate crowdfunding and fractional real estate remain simpler alternatives to understand.

Choosing a token

A return
does not make a good token.

The legal structure, the strength of the platform, real liquidity and fees matter more than the rate advertised on the homepage.

01

What the token represents

An LLC share, a trust, a claim: the token is not always a title deed. Read the documents before the return.

02

The strength of the platform

RealT, a pioneer in the sector, suspended its distributions and then announced its liquidation in 2026. The blockchain does not protect against bankruptcy.

03

Real liquidity

A market open 24/7 does not guarantee a buyer. Check the volume, the spread and the exit fees before you enter.

04

Fees and currency exchange

Purchase, sale, management, gas and EUR/USD conversion: fees can absorb several points of return.

Before buying

The 3 questions to ask.

  1. 01What exactly does my token represent: ownership, trust or claim?
  2. 02What happens if the platform disappears or is liquidated?
  3. 03At what price and within what timeframe can I actually exit?

If the answer is vague, the return does not compensate for the structural risk.

Platform risk

The RealT case

The sector's pioneer suspended its distributions in February 2026 and then announced its liquidation in July 2026. The blockchain did not prevent bankruptcy: it only made the tokens visible during the fall.

  • Platform risk: suspension of distributions, bankruptcy or liquidation.
  • Legal risk: the token does not always give direct ownership of the property.
  • Liquidity risk: a 24/7 market does not guarantee a buyer at your price.
  • Currency and stablecoin risk: rent in USDT/USDC, EUR/USD fluctuations.
My selection method

Take action

Investing in RWA
in 5 steps.

You do not need a notary or a securities account. A simple method, a clear goal and a limited allocation: RWA remains an alternative investment.

01

Define your goal

Regular rent, diversification or tech exposure? RWA is an alternative investment, not a savings account.

02

Choose the platform and the chain

Algorand, Polygon, Gnosis: check the fees, the wallet, KYC and availability for France.

03

Read what the token represents

LLC, trust, claim: your rights, tax treatment and liquidity follow directly from this.

04

Test the exit

Buy small, check the order book, the spread and the withdrawal time before increasing your stake.

05

Declare and monitor

Keep the statements, declare income and accounts, and monitor the value of each token.

Checklist before your first token

Taxation 2026

Rent and capital gains:
three tax regimes.

An RWA token can produce rent, a capital gain and reporting obligations. The classification depends on the structure and the country of the property. There is no single answer.

Key points

  • Rent from a foreign source remains taxable in France.
  • Reselling a token may generate a capital gain.
  • Accounts and digital assets may have to be declared.
The complete tax guide

Rent

Property income or investment income

Rent received through a token remains taxable in France. The regime depends on the structure: property income if you hold a share in a rented property, investment income if the token represents a claim or a distribution.

2042 / 2044

Capital gains

Gains on securities or property

Reselling a token may generate a taxable capital gain. The classification depends on the nature of the token and the structure. The 30% flat tax applies by default to gains on securities, unless you opt for the progressive scale.

2042 / 2086

Digital assets

Specific reporting

If your tokens are digital assets, capital gains and accounts held abroad may require specific declarations. Stablecoins and foreign platforms add reporting obligations.

3916 / 2086

General information, not personalised tax advice. The classification of an RWA token is still debated and depends on the structure, the country of the property and your tax residence. Check your situation with an accountant.

Tokenised real-estate FAQ

The questions
that keep coming up.

Structure, liquidity, RealT, tax: short answers before buying your first property token.

Ask a question
What is tokenised real estate (RWA)?
Tokenised real estate means representing a share in a property or a property structure through a token recorded on a blockchain. You buy that fraction, receive a share of the rental income and can resell the token on a secondary market, subject to conditions.
RWA or fractional real estate: what is the difference?
Traditional fractional investing gives you shares or bonds backed by a property, with a platform managing the asset. RWA adds a blockchain layer: the token is easier to trade in theory, but it adds technical, custody and liquidity risks. The boundary between the two models is porous.
What return can you expect in 2026?
Target rental yields generally sit between 8% and 12%, with higher projections on some development or resort projects. These returns are gross, before tax and losses. Vacancy, fees, works and the property's valuation can reduce them sharply. No return is guaranteed.
Do you need a crypto wallet to invest?
It depends on the platform. Lofty and Reental work with a wallet or an internal account, Atoa offers an experience with no visible wallet, and Binaryx requires KYC and a wallet. Check network fees, key custody and withdrawal terms before depositing.
What happened with RealT?
RealT, a pioneer of tokenised real estate, suspended its distributions in February 2026 and then announced its voluntary liquidation in July 2026. The tokens are no longer a reliable source of income and the assets are being sold. It is the most concrete reminder of platform risk: the blockchain removes neither property risk, nor management risk, nor legal risk.
Can you resell your tokens whenever you want?
Not necessarily. A secondary market may be open 24/7, but resale depends on a buyer, the asking price and the token's liquidity. Exit fees and the spread can be significant. Some tokens for projects under construction cannot be traded before delivery.
What are the specific risks of RWA?
Platform risk (suspension, bankruptcy, liquidation), legal risk (the token does not always confer direct ownership), liquidity risk, currency and stablecoin risk, technical risk (wallet, smart contract, bridge) and classic property risk (vacancy, works, arrears, falling value).
How is tokenised real estate taxed in France?
The classification depends on the structure and the country of the property. Rent may fall under property income or investment income. Resale may generate a gain on securities or on property. Accounts and digital assets may require specific declarations (3916, 2086). Have your situation reviewed by an accountant.
What is the minimum ticket to get started?
From $50 at Lofty, €50 at Atoa, €100 at Reental and $500 at Binaryx. To diversify properly, plan for several hundred euros spread across several properties and several platforms, and limit the share of RWA in your wealth.
