Understanding fractional property

What is
fractional real estate?

Fractional real estate lets you buy a share in a property through a platform, without buying it on your own. The platform selects the property, handles the purchase and the letting, and you receive a share of the rent.

Depending on the platform, you hold ownership shares or bonds backed by a property. This difference changes your rights, your tax treatment and your ability to resell. That is why you should read the structure before looking at the return.

Fractional sits between crowdfunding and RWA: more concrete than a developer bond, less liquid than a token. It can generate regular rent, but it remains a property investment with vacancy, valuation and platform risk.

Key points before buying

  • You are not buying a flat: you are buying shares or bonds.
  • Rent is not guaranteed: vacancy and unpaid rent do happen.
  • Resale depends on the platform's secondary market.

The mechanism

How does
fractional property work?

The platform buys and manages the property. You buy shares, receive rent, and can resell on the secondary market. The devil is in the structure.

01

The platform buys

It selects a property, negotiates the purchase and sets up the legal ownership structure.

02

You buy shares

You subscribe for shares or bonds backed by the property, depending on the platform.

03

You receive the rent

Rent is distributed every month or every quarter. The capital gain depends on the resale.

What you buy

Shares, not walls.

  • Ownership shares or bonds backed by a property.
  • The platform handles the purchase, the letting and the maintenance.
  • Resale depends on the secondary market and the asking price.

The other models

The real-estate crowdfunding (developer debt) and tokenised RWA guides cover these models in detail. SCPIs remain a more traditional alternative.

Choosing a property

A return
does not make a good property.

Location, occupancy, legal structure and liquidity matter more than the rate advertised on a platform's home page.

01

The property and its location

A well-located flat with genuine rental demand re-lets faster and resells better than an exotic asset.

02

Occupancy rate

A theoretical 10% return with 30% vacancy is not worth 7% with stable occupancy. Look at the assumptions.

03

The structure and the fees

Shares, bonds, SCI: the legal nature changes your rights, your tax treatment and your ability to resell.

04

Real liquidity

A secondary market exists, but resale depends on the price, demand and exit fees.

Before buying

The 3 questions to ask.

  1. 01Who legally owns the property?
  2. 02What happens if a tenant leaves or stops paying?
  3. 03At what price and within what timeframe can I resell my shares?

If the answer is vague, the return does not compensate for the structural risk.

The risks

What the return hides

  • Vacancy or falling rents.
  • A fall in the property's value on resale.
  • The failure of the platform or the manager.
  • Illiquidity and exit fees.
My selection method

Take action

Investing in fractional property
in 5 steps.

You do not need €50,000 or a notary. A simple method, a clear goal and gradual diversification.

01

Define your goal

Are you looking for monthly rent, a capital gain, or both? The choice of market and platform depends on it.

02

Choose the market

France, Prague, Spain, Dubai: each market has its own tax rules, currency, rental demand and risk.

03

Read the structure

Ownership share, bond, SCI: check who owns the property, what your rights are and which fees apply.

04

Diversify across properties

Several buildings, several cities, several platforms. No single property should represent a large share of the portfolio.

05

Monitor and report

Check the rent, vacancy and valuation, and keep the tax reports from each platform.

Taxation 2026

Rent and capital gains:
two tax treatments.

Fractional real estate can produce two kinds of income: regular rent and a capital gain on resale. Their tax treatment depends on the structure and the country of the property.

Key points

  • Rent often falls under property income (2044).
  • Resale may generate a taxable capital gain.
  • A foreign property adds reporting obligations.

Fractional real-estate FAQ

The questions
that keep coming up.

Rent, resale, structure, tax and risks: short answers before you buy your first shares.

Ask a question
What is fractional real estate?
Fractional real estate lets you buy a share in a property through a platform, without buying it on your own. The platform handles the purchase and the letting, and you receive a share of the rent and, potentially, a capital gain on resale.
What return can you expect in 2026?
Target returns generally range from 6% to 12% depending on the market and the platform, before tax and losses. The return depends on occupancy, fees, valuation and tax. No return is guaranteed.
Fractional or real-estate crowdfunding: what is the difference?
Crowdfunding is debt: you lend to a developer and receive your capital plus interest at maturity. Fractional is an ownership share or a bond backed by a rented property: you receive rent and can resell on a secondary market.
Can you resell your shares whenever you want?
Not necessarily. Resale depends on the platform's secondary market, the asking price and demand. Some platforms offer an early exit, but it is never guaranteed and may involve fees.
What is the minimum ticket to start?
From €50 with Fintown or Brickstarter, €100 with Tantiem and €500 with InRento. To diversify properly, plan for several hundred euros spread across several properties.
Who manages the property and the tenants?
The platform or its partner handles the purchase, letting, maintenance and distributions. You stay passive, but you must check the quality of the manager and the legal ownership structure.
How is fractional real estate taxed?
Rent often falls under property income (2044), while resale may generate a capital gain. Tax treatment depends on the structure (shares, bonds, SCI) and the country of the property. Check your situation with a professional.
What are the risks?
Vacancy, a fall in the property's value, failure of the platform or the manager, illiquidity, exit fees and currency risk for foreign properties. Capital is not guaranteed.
