Understanding digital real estate

What is
digital real estate?

Digital real estate covers platforms that let you invest in property without buying a property directly, without a mortgage and without rental management. You buy a claim (crowdfunding), an ownership share (fractional) or a token backed by an asset (RWA).

The common thread: a small ticket and a platform that selects the assets. The difference: risk, liquidity and tax. Crowdfunding is corporate debt, fractional is a share of a rented property, RWA is a digital asset whose value depends on the underlying and the market.

In 2026, the market has professionalised: ECSP/PSFP licences, audited reports and better-documented guarantees. But not all models are equal, and an advertised return is never a promise.

Key points before investing

  • This is not a savings account: capital can be locked or lost.
  • Liquidity ranges from none (crowdfunding) to 24/7 (theoretical RWA).
  • A second-rank guarantee does not protect like a first-rank one.

What I no longer include

Crowdestor is no longer featured because of its risk profile and the uncertainty around its model. RealT announced its voluntary liquidation in July 2026: it remains in the directory as a case study but is no longer part of my selection. SCPIs are covered separately in the SCPI guide. Crowdpear's property projects remain monitored in the directory.

Guarantees & risks

A guarantee is not
everything.

A second-rank mortgage, a fragile developer or an illiquid token can turn a fine return into a loss. Here is what I check before every project.

01

The security and its rank

First or second-rank mortgage, personal guarantee, pledge: a second-rank security does not protect you like a first-rank one.

02

LTV and the developer

An LTV of 60% leaves a safety margin. I also look at the developer's track record, pre-sales and financial structure.

03

Real liquidity

Crowdfunding: no exit before maturity. Fractional: internal market. RWA: theoretical liquidity that depends on the token and the market.

04

Fees and tax

Subscription, management and exit fees plus the tax regime: the net return can be very different from the headline return.

Before investing

The 3 questions to ask.

  1. 01What happens if the developer defaults?
  2. 02Who carries the guarantee, and at what rank?
  3. 03How long can my capital stay locked?

My personal rule: no more than 20% of the portfolio on one platform, and real diversification across developers and projects.

Tokenisation ≠ safety

The specific risks of RWA

  • The smart contract and the platform may contain flaws.
  • Token liquidity is not guaranteed, even if the exchange is open 24/7.
  • USD/EUR currency risk adds to the property risk.
  • Token taxation is more complex than simple rental income.

Take action

Investing in property
in 5 steps.

You do not need €50,000 or a notary. A simple method, a clear goal and gradual diversification.

01

Define the goal

Monthly cash flow, return at maturity or liquidity? The right model depends first on your need, not on the headline rate.

02

Choose the model

Crowdfunding for short-to-medium-term return, fractional for rent, RWA for liquidity and innovation.

03

Audit the security

Mortgage rank, LTV, the developer's strength, default history. A fine promise is no substitute for a notarial deed.

04

Open 1 or 2 platforms

Start small, check the KYC, the fees and the withdrawal time. Test a repayment before increasing your capital.

05

Diversify and monitor

Several projects, several developers, several platforms. Keep the tax reports and track the maturity dates.

Taxation 2026

Three regimes,
three logics.

Crowdfunding, fractional and RWA are not taxed the same way. The net return can vary widely depending on the structure and your tax bracket.

Key points

  • Crowdfunding: 30% flat tax by default on interest.
  • Fractional and SCPI: often property income (form 2044).
  • RWA: variable classification, to confirm with an expert.
The complete tax guide

Crowdfunding

Investment income — 30% flat tax

Interest is taxed at the 30% flat withholding rate by default, or at the progressive scale if you opt for it. Repaid capital is not taxed.

2042 — box 2TR

Fractional

Property income

Rent and capital gains generally fall under property income. The regime depends on the holding structure and the deductible expenses.

2044

RWA / Tokenised

Variable

Taxation depends on how the tokens are classified, on the platform and on the jurisdiction. Income may fall under investment income, property income or crypto-assets.

Digital real-estate FAQ

The questions
that keep coming up.

Crowdfunding, fractional, RWA, liquidity, tax: short answers before investing in property online.

Ask a question
What is digital property investment?
It is property investment through online platforms, without buying a property directly. There are three main models: crowdfunding (lending to a developer), fractional property (buying shares in a rented property) and tokenised property (tokens backed by a property asset).
Crowdfunding, fractional or RWA: what is the difference?
Crowdfunding is debt: you lend to a developer and get your capital plus interest back at maturity. Fractional is a share of rental ownership: you receive rent. RWA is a tokenised version, more liquid in theory, but with additional technological and market risks.
What return can you expect in 2026?
Expect 9% to 12% for property crowdfunding, 6% to 12% for fractional and 8% to 12% for RWA, before tax and losses. These returns are indicative and not guaranteed. Projects can be delayed or default.
Is the capital guaranteed?
No. The securities (mortgage, personal guarantee, pledge of receivables) reduce risk but do not eliminate it. A second-rank mortgage, a fragile developer or insufficient liquidity can lead to a partial or total loss of capital.
Can you resell whenever you want?
Not always. Property crowdfunding is generally locked until maturity (12 to 36 months). Fractional depends on an internal secondary market. RWA can be traded 24/7, but real liquidity depends on the token and the depth of the market.
What is the minimum ticket to start?
From €1 on some crowdfunding platforms, €50 for fractional and $50 for RWA. To diversify properly, plan instead for a few hundred euros spread across several projects and several platforms.
How is income from digital property taxed?
Crowdfunding is generally taxed as investment income (30% flat tax by default). Fractional property and SCPI often fall under property income (2044). RWA depends on how the tokens are classified. Check your own situation with a professional.
